What do you charge for your various services?
We believe in full transparency in relation to fees. You will find a full list of our fees in the top menu section under “Fees”. You will find our fees are very competitive and excellent value as compared to other firms.
Do you have a dedicated property manager looking after my properties?
Yes, absolutely. We assign a dedicated property manager to look after each property.
Do you use approved and reliable contractors and tradesmen? Do you check the works once finished?
Yes, our contractors are known to us for many many years and been fully vetted for proficiency and regulatory compliance. We expect reliability and quality workmanship. We prefer to use master craftsmen in their chosen trade rather then general tradesmen. We ensure that each job or task is checked to ensure it has been done correctly, photographed and recorded once completed.
Do you charge upfront fees for property sourcing?
No, unlike the majority of buying agents, we do not charge an initial start up fee. We are confident in our abilities and strive to exceed our client`s expectations. We work on a no success, no fee basis. Please visit our fees section on the top menu.
What fees do you charge for the property finding service?
This can vary depending on the brief and requirements of our clients but we offer exceptional value for money. As a guide, we charge a success fee of 1.75% (plus VAT) of the purchase price or 15% (if greater) of the saving negotiated between the document asking price and eventual purchase price.
How does the property sourcing process work?
Firstly, our clients agree and sign our terms of business Anti Money Laundering (AML) documents. We take detailed instructions on our clients needs and requirements. We provide you our expert knowledge about the current market, regional information and how to avoid pitfalls which can lead to expensive mistakes. This way you have confidence going forward. We provide you details of sourced properties. We discuss the pro and cons with you. If you are keen on the property, we will submit a jointly agreed offer and follow this up with detailed negotiations. If your offer is successful, we begin the purchase management process which includes managing the lawyers, financial advisors, surveyors, sales agents, sellers. We keep you updated throughout the whole process.
