Our target is to maximise loan (LTV) with minimal deposit under best terms:
- Unique borrowers considered- Borrowers with non-standard financial situations or unique requirements e.g. irregular income, multiple income sources, foreign assets, or purchasing unusual property types. Bespoke solutions and expert negotiation with lenders are required.
- All types of projects considered – Residential, Build to rent, Student accommodation, Holiday letting business etc.
- Land purchase and build costs (target 95%).
- Construction (target 90-100%).
- Refurbishment projects (90-100%)
- Loans based on Gross Development Value (GDV) not current value.
- The loan is repaid can be “rolled over” and paid as a lump sum once the project is completed, property sold or refinanced.

- From £250k to £100M.
- Loan to Value (target 85-95%)
- Loan terms 3- 15 months. *Min term 3 months
- No monthly payments. Payable at end term or sale or refinancing.
- Auction purchase finance.
